Ted Moss: When house hunting, right location is crucial

Location is crucial when buying a home; even your dream home can be a mistake if it is in the wrong location! Here are a few suggestions to find the right location.

Determine whether the area is in a desirable school district.

Check the area for convenience to work, church, schools, doctors and other services. Look into the availability of public transportation.

Observe the general condition of the homes in the area, as well as the overall appeal of the neighborhoods.

Are the homes in good repair? Are the properties’ landscaping and lawns well groomed? Do trees need to be trimmed or cut down? Are fences falling down or in need of renovation?

These considerations are notable because the condition of the homes around you can help … or hurt … your market value.

Visit neighborhoods at different times of the day. Focus on factors such as noise, traffic, children and pets. Keep in mind that if a neighborhood is close to an airport or a highway, for example, you will more than likely experience additional noise.

Further considerations might be a neighbor’s dog that barks all night or a train that goes by at 6 o’clock every morning. If you have children, look around to see whether other children live in the neighborhood. Are there places for them to safely play and ride their bicycles?

Once you’ve found a neighborhood you’re interested in pursuing, here are a few details you might want to explore:

Find out from the police department what the crime rate is for the area.

Take a drive to check the accessibility of hospitals and fire departments. Locate the nearest fire hydrants. If they’re close, it could reduce the cost of insurance.

Is there a neighborhood association with conditions, covenants and restrictions? Most condos and PUDs do have such homeowners association conditions.
