---- — ANDERSON – The Anderson Board of Zoning Appeals will consider two special exceptions for a blood center and a health clinic.
The BZA meets at 4:30 p.m. Wednesday in the city council chambers of City Hall.
The board will consider a request for a special exception in the 3500 block of Scatterfield Road, south of the Lowe’s store, as the future site of the River Ranch Plasma Center.
The site plan shows a new 14,380-foot-building with 77 parking spaces. It includes 16 pole lights with lighting on the four sides of the building. The entrance will be on Scatterfield Road.
River Ranch is seeking variances from the parking space requirement, distance of parking area from a residential zoning use and for screen planting where the property is next to residential housing.
The Plan Commission staff is recommending approval of the special exception and the three variances.
In requesting the parking space variance, the petitioner stated it is moving from an existing facility and knows the required parking spaces for its clients.
The second special exception is for a geriatric care facility to be located in an existing building in The Flagship at 2725 Enterprise Drive.
The Plan Commission staff is recommending the special exception because the facility will be the first of its kind in Anderson and will serve the city’s senior population.
The site plan calls for interior remodeling of the building to include 10 patient rooms with two beds and private bathrooms, therapy areas for patients and office space for staff. It also shows a kitchen area, quiet activity room, group therapy room and consulting rooms.
There will be no exterior alterations to the facility or to the parking area.
The staff is recommending a covenant from the petitioner prohibiting billboards on the site.
