---- — ANDERSON — The relocation of a Family Dollar store on the city’s west side is one step closer following the approval of a variance by the Anderson Board of Zoning Appeals.
The board voted 4-0 to grant a variance from the city’s zoning standards on minimum parking requirements for a one-acre piece of property located at 2747 Nichol Ave. Board chairman Harold Smith was not present.
Frank Owens, development director for the city, said Family Dollar plans to build a 9,180-square-foot building on the southwest corner of Nichol Avenue and Brentwood Drive. It will replace the company's store at 2827 Nichol Ave.
Owens said Family Dollar owns the property and the variance granted on Wednesday will allow store officials to finalize building plans before seeking final approval from the board. The company will have 32 parking spots on the new property with the variance.
“Unless something seriously goes wrong with their plans, I don’t see a problem,” Owens said of the pending plans by Family Dollar. “There would have to be a clear violation.”
The board expressed concern over the new development based on the current condition of a Family Dollar located at 205 E. 14th St.
Connie Klungness, chairwoman of the Anderson Board of Zoning Appeals, said the 14th Street location is “a horrible place.” Klungness said the store does not pick up trash or maintain the property well.
Rudy Williams, vice chairperson of the board, said the current condition of the property Family Dollar wants to build on is also an eyesore and this was a chance to make a good impact on the area if done correctly.
Owens said he hopes the new construction will invigorate the area and prompt someone to come forward and work with the city on the former Edgewood Plaza site. He told the board Family Dollar could start construction as early as this spring.
“I think all the feedback I have gotten from folks is that it will have a positive impact,” Owens said. “The board is just worried they are not being good neighbors.”
