ANDERSON, Ind. —
Plans to redevelop the former Edgewood Plaza and surrounding properties are moving along slowly while the city deals with environmental and property acquisition matters.
None of the issues were unexpected, however, said Gary McKinney, who as part of the city’s economic development department is one of the Edgewood Plaza project managers.
The aging and mostly vacant shopping center was demolished last summer, and the city contracted Development Concepts Inc. (DCI) at a cost of up to $75,000 to assess potential uses for the site, marketing it and finding a developer.
The area that DCI is assessing begins at the corner of Raible and Nichol avenues and goes to 16th Street, and west to the former Kmart and Pay Less Super Market site. The area was incorporated into Anderson’s consolidated tax increment financing (TIF) district so property taxes collected from new development can be used to pay for infrastructure and other improvements.
Late last year, members of DCI’s staff met with members of the Edgewood Town Council to get a sense of what area residents would like to see,
“Anything that benefits the west side of Anderson would be beneficial to Edgewood,” said Town Council President Patty Farran.
Farran said one thing she’d like to see is a good hardware store as well as big name stores, a coffee shop and housing so people can live close to shopping.
“They were meeting with small groups of people, that was our understanding,” Farran said. “They told us it may be spring before we hear anything.”
Farran isn’t concerned about the lack of definitive development plans, however. “Anything that’s good is probably going to take a while.”
Built in 1960, Edgewood Plaza over the years housed a Citizens Bank, a Hallmark store, an Aldi’s grocery store, and Old Country Buffet, a barber shop and a department store. The last business left in January 2012.
